In order to enhance the professionalism and accuracy of your written communication, improving your planning skills is paramount. Effective planning involves carefully organising and structuring your thoughts before putting pen to paper or fingers to keyboard. This includes outlining key points, identifying objectives, determining target audience, and selecting appropriate tone and language. By taking the time to draft a plan before beginning to write, you can ensure that your message is clear, coherent, and engaging for readers. Additionally, proper planning allows for greater attention to detail, minimizing errors and inconsistencies in your writing.

EXPERTISE/AREAS OF PRACTICE
Chrisa is a planning law specialist, with particular expertise in highways/traffic law. She is highly experienced in complex planning and environmental issues, having advised on planning and highway agreements, Biodiversity Net Gain, development control, enforcement, planning policy, s106 and s111 agreements as well as compulsory purchase orders.
Chrisa has extensive experience in advising on contentious and non-contentious matters, relevant to planning development control and policy. She has extensive knowledge and understanding of traffic and highway related matters, especially in relation to Traffic Regulation Orders, public rights of way (PROW), stopping up and diversions orders.
Having practised not only in-house at Manchester City Council and Cheshire West and Chester as a principal lawyer, Chrisa has also practised in the private sector and so understands the inner workings of both.
She is a committee member of Women in planning and has contributed to Lexis Nexis planning updates.
EXAMPLES OF WORK AND PROJECTS UNDERTAKEN
Advised Manchester City Council on several CPO projects under planning, housing and highway powers (i.e. the Angel Street CPO for the widening of Angel Street, the Hyde Road CPO to widen Hyde Road (A57) (highways), Toxteth Street CPO (housing), Edison Street CPO (planning)).
Advised Manchester City Council on the delivery of the Aviva Studios (home of Factory International) in drafting and completing a tripartite agreement between Manchester City Council (MCC), Salford City Council (SCC) and National Rail (NR), in relation to the historic NR’s land, which was necessary for the delivery of the project.
Advised Manchester City Council on the delivery of the Oxford Street Bus Priority Package Scheme, a traffic scheme to restrict access to vehicles other than buses, bicycles and taxis and to enforce against any traffic contradictions. The advice also included enforcing the scheme and the lawful issue of traffic penalty notices against any breaches.
Advised Cheshire West and Chester on BNG section 106 agreements templates and legal options (including governance) on reciprocal agreements with other Local authorities to create and sell Biodiversity Net Gain Units on land owned by the Councils.
Advising Lancashire County Council on a bespoke and complex highway agreement (under s278 of the Highways Act) under which the Developer proposes to undertake works to prepare the local highway network to be used by heavy vehicles
Advising Wilshire Council on a proposed DCO for a solar panel farm and several s106 agreements that include obligations regarding affordable housing, open space, NHS contributions, education etc
